Getting a mortgage is a six-step process:
How much can you safely borrow? Taking into account your income, lifestyle, and financial goals, your bank will give you a pre-approved home loan range.
Find a property that suits you in that price range, then make an offer directly or at auction.
Give your bank all your financial details including your current occupation and income, assets and debts, your credit history and the details of the house on which you have just made an offer.
The lending institution will summarise the information that you have provided into a standard, three-page document called a Loan Estimate, valid for you to accept within ten days.
The lender’s underwriters will take the house price, and determine the value of previous properties, your financial security and the term of the loan. If they approve the loan, they will set the interest rate.
Finally, go to a closing meeting, receive every relevant piece of mortgage advice including any value changes since the process started, pay the closing fee (2-5% of the property value), and receive and sign the Closing Disclosure Form.
You now have three days to review any documents from that meeting and to walk through the property one last time to make sure you are completely sure about the purchase. After this three-day period, the deal is complete.
